What are floorplan services?

Floorplan services are just what they sound like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, entryways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the general layout of the house. The final product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Disputing real estate taxes

Tax records often reflect incorrect square footage because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A floorplan service will ensure that you're paid a fair price for your house. Square footage is one of the most important factors potential buyers look for when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it can take credit for. The only reliable method of using a precise GLA when listing your home is to reference a previous appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).
